Replace the carpet buyers walk on first, leave the rest, and start with what is already in the building if the timeline is tight.
That is the short version. Below is the reasoning, because listing work runs on a clock that ordinary flooring work does not.
The rooms that move an offer
Not all worn carpet costs the same at closing.
Replace: the main living space, the primary bedroom, and any stair runner a buyer climbs on the tour. These are the surfaces that set the impression, and worn carpet in them reads as a house that has not been kept up. Buyers do not deduct the cost of new carpet. They deduct what they imagine it costs, which is always more.
Usually leave: a finished basement, a spare bedroom used for storage, a laundry room. A buyer expects a basement to be a basement.
Judgment call: hallways and secondary bedrooms. If the main rooms are getting done and the hallway connects them, the hallway starts to look worse by comparison. Sometimes doing three rooms looks worse than doing two.
Why a remnant often makes more sense before a sale
The economics of a listing are different from the economics of a home you are living in.
You are buying an impression that has to last through photographs, showings, and an inspection. You are not buying twenty years of wear for a family that has not moved in yet.
A first-quality remnant in a mid-tone neutral does that job for less than roll goods, and it is already in the building, which is the part that matters when the photographer is booked for Thursday. A twelve by fifteen piece covers a standard bedroom. What we have changes weekly, and current stock is on the site.
Where roll goods are the right answer: when connected rooms need to match. Two remnants of the same style from different dye lots will not match under daylight, and once anyone notices it they cannot stop. If the living room and hall read as one space, buy from a roll.
Choosing the color for a listing
Mid-tone neutral, dense, low cut pile.
Mid-tone because pale solids show every footprint from every showing, and dark solids show lint under the listing photographer’s lights.
Some visual texture rather than a flat solid, because texture hides traffic between showings and photographs with more depth.
Nothing with a strong pattern or a strong color. A buyer should not be doing arithmetic about replacement while they walk.
Fiber matters less here than in a house someone is staying in, but a dense nylon still photographs and wears better through a month of showings than a loose polyester. That is covered in which carpet actually lasts.
Timelines, honestly
Remnants: the material is here. A single room can often be measured and installed within days.
Roll goods: add ordering time on top of the install schedule.
Luxury vinyl plank: we do not stock it. You pick the color and it is usually here within about a week, then it is installed. Fine if you have the runway, tight if the listing is imminent.
Stairs: hand work, priced per step, and worth booking early because they take longer than a flat room of the same size.

A worn staircase is the most visible surface in a house and the most expensive to ignore, because a buyer sees it within ten seconds of walking in.
